Dan Brunn, FAIA, Principal of Dan Brunn Architecture is designing a one-of-a kind “bridge house,” that will, literally, bridge over a stream. The 4,500-square-foot home will serve as a demonstration of innovative systems and forward-thinking processes. The design exemplifies Brunn’s signature minimalist aesthetic evident in dynamic spatial choreography of light and volume. On the outside, a solar panel system was installed on the roof and the placement of the windows face north, which allows less heat gain in the home while still letting in a lot of light. The windows themselves are made of special aluminum and dual-pane low-E glass.

The private sector features a Master Suite with a walk in closet, attached bathroom, and private sanctuary garden. The suite is uniquely characterized by a warm wood wrapping all walls, in addition to the hallmark large windows that open out to reveal an abundant landscape of greenery. The sanctuary garden, just off the master bedroom, was designed to replace the typical indoor sitting area, in order to maintain the homes relationship with nature.

Bone Structure which was also implemented in the formation of the home, is a unique steel structural system that uses nearly 90% recycled material and produces minimal waste on a building site. Architect Dan Brunn designed his home directly over the Brook of the Gardens. The kitchen, which Dan believes is the heart of the home, opens out to the living room via a concealed egress. Modern wooden cabinetry, quartz countertops, and a substantial island compliment the expansive sliding glass window doors. Floor to ceiling windows invite in a flood of natural light and sun-lit beams. Much like the living area, the kitchen is designed to promote sleek and seamless entertaining, with a minimal footprint.

The 1-bedroom, 1-bathroom home in Alhambra has captured the attention of prospective buyers across the Los Angeles region and beyond. The realtor tasked with selling the property is hoping to strike the balance between affordable starter home and fixer-upper, but the property is truly unlike anything you’ve ever seen before. With Los Angeles and the surrounding communities experiencing some of the highest housing prices in the nation, many first-time buyers are looking for something affordable that won’t be a money-sink.

"The river forms a natural division for public and private spaces in the residence, marking the point where one circulation transitions into another," the architect said. "The bridge aspect allows for less land to be disturbed, which means less impact on its immediate physical environment," the architect said in a project description. By building over the water, Brunn was able to create a spacious home that treads more lightly on the earth.

The southern corridor is more private in nature where the den, three bedrooms and two bathrooms reside. Also on the south side of the home, one of the exits leads to an outdoor infinity pool that is solar-heated. The lower-floor of the pool house even has its own kitchen, music room, outdoor shower and grill. Bridge House is the premier diagnostic and assessment-oriented residential treatment center for adults. Set in a comfortable home-like environment, Bridge House provides stabilization, assessment, diagnostics, and treatment for adults struggling with mental illness.

Approaching from the public side, you experience rays of light and warmth, overlooking a lush landscape. Once on the private side, you are shielded from the neighboring home’s views. Brunn, who studied architecture at Harvard's Graduate School of Design, founded his studio in 2005. His projects include the renovation of a 1970s house designed by architect Frank Gehry, the design of a flagship store for clothing brand Road to Awe, and the creation of a Las Vegas boutique with illuminated glass shelves. The nonprofit serves people experiencing homelessness, largely through its mainstay called Ready to Work, a yearlong program with paid work, housing and case management support. Since it went to market only a few weeks ago, there has been no shortage of interested parties looking to give the treehouse new life.

Several outdoor living and entertaining zones have been incorporated, while the large glass sliders at the interior courtyard completely disappear to invite nature in. The landscape of the home is deeply intertwined with the surrounding natural environment. Lush and wild, this landscape preserves the existing trees and serves to retain as much of an organic feel as possible, incorporating a flourishing arrangement of grass and foliage. The stream may be crossed by entering the home, or via small wooden bridge, which was created from a repurposed tree. Right off of the outdoor living area, just as you pass to the private sector, sits a den, with wood wrapped walls, offering a warmer and more intimate setting in comparison to the other rooms. Rooms are fitted with large windows that bring in light and provide a connection to the outdoor landscape.

A visionary architectural project born in the heart of Hancock Park, ​Bridge House LA offers an updated approach to residential building, characterized by a respect to the environment and a deep connection to nature. The 4,500-square-foot home, realized with the help of trusted partner ​MODAA Inc.​, serves as a demonstration of ​innovative systems and ​forward-thinking processes.

Though the Italian Renaissance-style mansion that was the Vanderbilt family’s summer retreat is a far cry from the modern profile of Bridge House, it sparked an idea for Brunn. The copper-hued Caldera Cor-Ten gas fire pit from Paloform helps define a cozy outdoor gathering space, while engaging in cohesive dialogue with the corrugated Cor-Ten fence. Both will gracefully age over time, developing a maintenance-free natural patina. A communal, semi-private outdoor gathering space, anchored by a Paloform Caldera Cor-Ten fire pit, provides a cozy hub for conversation. The outdoor feature was chosen because of its natural reactivity with the elements, developing a beautiful and maintenance-free patina over time. The idea, says Brunn, is to "let it go, let it rust," embracing the organic change and natural beauty.

When completed, Bridge House will stretch 210 feet across the grounds, straddling a brook in an architectural maneuver that gives the project its name. When principal Dan Brunn purchased the property, his initial plan had been to renovate the existing home. The seeds of Bridge House were sown, however, when he visited the Breakers in Newport, Rhode Island.

Instead, the spatial choreography of light and volume convey drama and intrigue.​In this case, simplicity is key, less is more, and the concept of a modular space leaves no room for exploiting geometry. Dan also drew inspiration from his early modernists Pierre Koenig FAIA, Mies van der Rohe FAIA, and Craig Ellwood. If you don’t know what you’re looking for, you’ll drive right past it — it’s not visible on Google Maps. Inside you’ll find one bedroom, one bathroom and a living time capsule from the home’s construction. Inside the home certainly could have felt narrow and long if it hadn’t been for Brunn’s thoughtful planning. The northern corridor is comprised of the living room, kitchen, dining area and an outdoor terrace.
